ABOUT OUR HOUSE


The house is a mid-terrace, we think built in 1803 or thereabouts.  It has some nice Georgian features, sash windows in one bedroom,  cast iron fireplaces in two bedrooms, and some rather nice fine bannister rails on the stairs.
The house is essentially a cottage arranged over three floors with a basement, currently used for storage.  The ground floor is open plan, with a functional and attractive kitchen area.  There is a rose granite worktop on 2 sides, giving a really pleasant, warm look to the room as you enter the front door.  There is a hallway through to the back door, and a see-through separation to the kitchen.  The whole layout gives a spacious feel and makes great use of the floor area.
 

The kitchen comes with a large Liebherr fridge / freezer (not American style), washing machine, Miele dishwasher, 5 burner Neff hob,  Neff electric oven and a stylish extractor vented to the outside.   Lighting is by LED downlighters on dimmers.
Storage cupboard, partly fitted with pull-out storage drawers.  Suspended shelves on one side, stainless shelves on the other.  There is a chimney breast that could be fitted with a woodburner.  
The living area is fitted with custom-made bookshelves, vertical radiatorand, and has double patio doors to the small walled and paved garden.
Hallway has carpeted stairs to upper floors and adjacent to the rear door, stairs to basement.  Noticeboard and coathooks.  
The First Floor features a surprisingly light  landing with custom shelving.  There is a double height sash window overlooking the garden, and a Velux directly overhead at second floor level.  There is a full width room at the front of the house, currently fitted out as a music studio.  You will have to use a little imagination, but it can revert to a children’s bedroom, or a comfortable sitting room, with 2 deep, shelved alcoves.  
The bathroom has plenty of space, with a fitted linen cupboard, and a smaller bathroom cupboard above the low level toilet.  Currently has a nautical theme.  A large window gives plenty of light, and the bathroom is not overlooked.  Cast iron enamled bath.  All fittings and paintwork white.
The whole of the Second Floor is finished in robust marine ply.  This can be carpeted or re-varnished (somewhat overdue).  The landing has similar custom shelving to the floor below. The front of the house has a bedroom across the width of the house, with a recently serviced Georgian sash window.  It is light and comfortable with ample room for bed, storage, and a small media centre.  
The smaller bedroom / study at the rear has a double glazed, single pane, opening 'picture' window, looking across the dock to Clifton Down - a pretty stunning Bristol view.   (See HOME page)
The decor in the bedroom and the study needs renewing.  Note the filled cracks in the bedroom.  They have been exactly like that for 20 years, with no movement.  We liked the previous owners ‘white diamonds’ so left it as is!  The study has shelving in both alcoves , small shelves above desk and a large notice board. Both 2nd floor bedrooms have very pretty cast iron fireplaces.  The study has a built in desk - we can leave or take.  
There are 2 small attics, one accessed from the stairwell, and the other from the bedroom.  The latter is floored and usable for storage.  The storage are is dry.
The Velux on the landing gives ladder access to the flat roof area between the two lateral pitches.  

The Basement This is a real bonus to the house.  We have added shelves to both cellars, and they have been damp-proofed.  It is possible to convert the cellar to a functioning room, but it would need digging out.  The cellar also houses the  gas CH boiler and the gas meter.  It is equipped with a drain, so could possibly be used for a washing machine.  

The Garden
At the front of the house is a small south facing gravelled area, where we put pots and other containers.  Well established geraniums, bulbs, herbs, salads, and a couple of blueberry bushes have all taken their turn.  Our friend Tom, enthusiastically into permaculture, favours building a raised bed and keeping the kitchen in fresh home grown veg.  We haven’t done this, but you could!
The back garden is paved in alternating bands of flagstones and brick.  It has 2 raised beds and some large pots.  There are climbers on either side wall / fence and a brave yellow climbing rose on the back wall.  

Security
We have felt that the rear of the house is very well protected.  The street has a steady flow of pedestrians, and this also gives security.  We have often left the front door unlocked!  (It actually has triple locks; back doors also secure.  All windows can be fastened with internal locks or catches.)  We have never been burgled.

 

We have put together a selection of photos that illustrate the description above.  They were taken at different times and seasons, and were not intended to present the house, but we hope they will help to illustrate some of the details as well as the way we feel about it.
